Emergencies, as defined in the warranty, include the following:

Complete loss of electricity:  Contact PGE at (503) 228-6322 prior to reporting the issue to Satterberg Construction or to an electrician.

Loss of water: If from a leak requiring water shutoff, contain the damage as well as possible before reporting the issue to Satterberg Construction. If the water loss is to due lack of service, contact the utility company before reporting the issue to Satterberg Construction or to a plumber.

Major roof leak: Contain the damage inside as well as possible and contact Satterberg Construction for remedy.

Gas leak: LEAVE THE HOME IMMEDIATELY and contact NW Natural Gas at (503) 226-4210 prior to contacting Satterberg Construction.

INTERIOR

Tile and grout: Do seal the grout in your bathroom or kitchen as it helps maintain the aesthetic appearance of your counter top as well as its longevity. If the grout between the tiles chips over time or becomes dirty, it can be replaced using one of several commercially available white grout materials from hardware or home improvement stores. To clean the grout, use a soft toothbrush and non-abrasive cleaner. For extremely hard to remove stains, contact a tile company for advice before using an abrasive, which can permanently damage the surface. 

Windows and mirrors: Use a clean cloth and a commercially available glass cleaner. 

Woodwork: Use a mild soap and water solution to clean woodwork. Do not use strong soaps as
they may tarnish the wood finish. Be sure to completely rinse off all soap and wipe up any
excess water as wood left soaked with water may swell or warp. 

Appliances: Use the appliance instruction books to learn the proper use and maintenance of
your kitchen appliances. Be sure to complete your warranty registration and record them with the
manufacturer(s).

Water heater: To clean the tank or burners, seek professional help. For routine maintenance, follow the instructions provided on the heater. Keep all flammable materials well away from the hot water heater. Any flooding on hardwood floors should be immediately tended to as it can result in floor warping and cupping if left unattended.

Furnace: Home owners should change or clean the furnace filter pursuant to the furnace manufactures recommendations usually no less than every 6 months.

Doors: Seasonal changes in temperature and humidity cause wood to expand and contract and
may make doors easier or harder to use. Only extreme difficulty in opening or closing a door
warrants maintenance and repair. 

Fireplace and chimney: Chimney cleaning frequency is directly related to the amount of use
and type of fuel burned in the fireplace. Contact your local fire department for advice on
cleaning frequency. 

Extremely cold weather: Leave cabinet doors under sinks open to allow warm air to circulate around the plumbing. Faucets left at a trickle, especially at night, can help prevent freezing. 

Water shut-off: Be sure to locate and identify your water shut-off valve. Should water shut-off
be necessary in a house with an electric water heater, be sure to turn off the water heater’s circuit
breaker to avoid burning out the heater element. Before turning on the breaker for the heater, run
water from the hot water pipes into a sink to bleed air out of the lines.

 

SEASONAL

Spring
• Fertilize the yard prior to the hot months of summer. 
• Remove debris from around your air conditioner compressor. 
• Check the air conditioner drain for obstructions. 
• Check the brick and stone weep holes along the perimeter of the home to make sure they are clear of dirt and debris. 
• Drain water heater to remove mineral deposits. 
• Adjust sprinkler system settings for the season. 
• When installing new landscape or building a pool,  do not change the drainage pattern of your yard. 
• Spray pest control around the perimeter of your home to deter intruding insects. 
• Inspect the roof, roof vents and soffit vents. 
 
Summer
• Evenly water your yard and the perimeter of the foundation. 
• Use the vacation setting on your water heater when away from your home for extended periods of time to save on utilities. 
• Clean any mulch or dirt that has built up to the weep holes of your brick to discourage insect intrusions. Soil and mulch should be kept away from the first course of brick and away from siding. 
• Adjust sprinkler system settings for the season. 
 
Fall
• Clean leaves and other debris that have accumulated in gutters and downspouts. 
• Inspect exterior paint and caulk around windows and doors and repaint as needed. 
• Inspect shower and bath tub tile; re-caulk any small cracks that may have developed. 
• Apply a fresh coat of varnish or paint to the front door as needed. 
• Adjust sprinkler system settings for the season. 
• Inspect the furnace for proper operation. 
 
Winter
• Remove all hoses from outside hose bibs to avoid freezing. 
• When using gas artificial fireplace logs, for best results, preheat the flue by burning on a low setting for 10 minutes. 
• When installing Christmas lights, use small nails, hooks, or self adhering fasteners and secure lights at least ½ inch from adjacent surface. 
• During vacations in the winter months, it is advisable to shut off the water. 
• Store firewood away from home and garage to avoid attracting termites. 
• To ensure a healthy lawn in the spring, use a winterizing fertilizer. 
• Adjust sprinkler system settings for the season.
